Apartment Opportunities

Due to exceptionally high interest from current first-year students returning to Ohio University for the 2026–27 academic year, and as the University completes important renovations and upgrades to several residential facilities, Housing and Residence Life is expanding on-campus living options for second-year students who are required to live on campus. Ohio University has partnered with River Park Apartments, located adjacent to Pickering Hall on South Green and close to campus dining and other university resources, to provide additional apartment-style housing.

Second-year students may select from these university-leased apartments through the Returning Student Room Selection Process in March. While Ohio University does not own these properties, the agreements are between the apartment owners and the University, and the Housing and Residence Life team will support students living there through professional and student staff, including on-call assistance, duty rotations, programs, and community-building opportunities.

2025-26 Configurations

At River Gate, each living room has a couch, a chair or love seat, a coffee table, an end table, and an entertainment stand. Each bedroom has a full XL bed, one nightstand, two stack-able dressers, a walk-in closet, one desk, and one desk chair. Each kitchen has a stove, oven, and full fridge, dishwasher, microwave, bar stools, table and chairs, washer and dryer in every unit, utensils and cookware are not provided.

At River Park, each living room has a couch, a coffee table, an end table, a TV stand, and a lamp. Each bedroom has one bed, one nightstand, one chest of drawers, one lamp, one desk, and one desk chair. Each kitchen has a stove, oven, and full fridge, but utensils and cookware are not provided.

Kitchen Tables: Some units may already have a kitchen table, either provided by River Park management or donated by a previous occupant. Residents cannot request a kitchen table if their apartment does not have one. If a table is desired, it is the responsibility of the occupants to purchase one.

Microwave: If a unit is not furnished with a microwave, it is the responsibility of the occupants to purchase one if desired.

Living in the Apartments

Housing and Residence Life staff will live on site to support students, connect them with campus resources, and build community through intentional programming efforts. University policies outlined in the Housing and Residence Life Handbook apply to students living in the University-sponsored housing at River Park.

Although the apartments are located off campus, they are leased through OHIO’s Housing and Residence Life, and students living in these apartments are held to the same policies as those in on-campus housing. While other renters in the complex may be permitted to have pets, candles, or other restricted items, these remain prohibited for students. Because the apartments include full kitchens, residents may use kitchen appliances such as toasters and air fryers. All other housing policies, including safety expectations and community standards, remain in effect.

Prohibited Items Some items allowed in typical rentals are not permitted in apartments leased through Housing and Residence Life. Prohibited items include candles, outdoor grills, pets (except fish in a 10-gallon tank or approved ESAs), and extra mini-fridges. The only exception is standard kitchen appliances like toasters, air fryers, and coffee makers, which are allowed because apartments include a full kitchen.

Maintenance Requests Maintenance requests can be submitted in person or by phone for any apartment issues. During business hours, visit the River Park 36 Leasing Office (Monday–Friday, 9 a.m. to 5 p.m.; weekends, 11 a.m. to 4 p.m.) or call 740.593.7783.

After hours, only emergency maintenance will be accepted by phone at the same number. Non-emergency concerns should be reported the next business day through the leasing office or by calling during regular hours.

Meal Plan Students assigned to River Park through Ohio University are students who have not yet fulfilled the University’s housing requirement. Because of this requirement, residents are required to carry an associated residential meal plan.

Spectrum Wi-Fi Each apartment has a Wi-Fi network and login. The network name (SSID) and password are listed on the router.
Do not move or remove any equipment, as it must remain in the living room to ensure proper service.

Trash Dumpsters are located outside the River Park buildings for household trash. Residents should place all bagged trash inside and avoid leaving items on the ground. If a dumpster is full, use the next closest one to help keep the community clean.

Laundry Laundry machines are available on multiple floors of each building at River Park. River Park utilizes laundry cards, and students are responsible for any amount needed for the machines. Students may also email housing@ohio.edu with a request for access to the Dougan Laundry Center.

Apartment Cost and Included Utilities

Students who choose to reside in River Park will be charged the apartment rate (super single) based on their OHIO Guarantee cohort. This charge includes all utilities and internet service. Charges will be assessed directly to the student’s account.  

The following utilities are covered at no additional charge: internet, gas, water/sewer, and electricity. Students residing in River Park are responsible for contracting independently for cable TV services if desired.

Parking

Students may choose to purchase a parking permit and must contract directly with the River Park leasing office to purchase their permit. With this surface lot permit, students can park in any open spot around River Park. Students will be responsible for any costs associated with parking permits. Parking permits can be purchased using money order or cashier’s check.

Mail

Each apartment shares one mailbox, and residents are issued a single key for their unit. Mailboxes are owned and operated by USPS and are located beside Building #35. Because they are managed by USPS, questions about mail delivery or mailbox access should be directed to USPS.

USPS packages that fit in the parcel boxes will be placed there, while USPS packages too large for a parcel box, as well as deliveries from FedEx, UPS, Amazon, or other carriers, will typically be delivered directly to the apartment door. Residents should pick up packages promptly. Housing and Residence Life and River Park Management are not responsible for lost or stolen packages.

Pets and Assistance Animals

PETS
Students are not permitted to have pets in the contracted units. If a student is found to have a pet, they will be referred to the Office of Community Standards and Student Responsibility, and a $500 unregistered pet fee will be assessed to their student account in alignment with River Park's lease addenda.

ASSISTANCE ANIMALS
Students are able to have assistance animals but they must be approved as an accommodation through the Office of Accessibility Services. Ohio University will notify River Park of any residents approved to have an assistance animal. Students approved will have a roommate acknowledgement agreement, updated immunization, flea/tick treatments, and proof of insurance on file with Accessibility Services. A pet deposit will not be required for students who are approved for an assistance animal; however, you may be charged for any damages incurred as a result of the approved assistance animal.  

Lockouts

Locked Out? If you are locked out of your room, contact a Housing and Residence Life staff member in your building or complex for assistance.

During weekdays from 9 a.m. to 5 p.m., you can also visit the River Park Office in Building 36. For lockouts Monday–Friday between 5 p.m. and 8 p.m., call the LLC Welcome Desk at 740.566.9001. After 8 p.m. on weekdays or anytime on weekends, contact your building or complex duty phone for help.

Lost Keys/FOBs

If you lose your apartment key (or FOB), visit the River Park Office in Building 36 during business hours (Monday–Friday, 9 a.m.–5 p.m.). For assistance weekdays 5–8 p.m., call the LLC Welcome Desk at 740.566.9001. After 8 p.m. or on weekends, contact your building or complex duty phone. Lost key fobs follow the same process for replacement.

Replacement fees may be charged to your student account: $5 for apartment or bedroom keys, $35 for a mail key, $100 for a key fob. Residents must return all keys at move-out; unreturned keys result in lock changes and fees.

Move-In

River Park Move-In will take place August 20-22 at the time published in the Arrival Guide. Students who wish to arrive during early arrival day (August 15) must complete an Early Arrival Request Application via their Housing Self-Service page. Students will follow the residence hall semester opening and closing dates provided by the University on the 2026-27 Academic Calendar.

Students will have the opportunity to complete an early arrival move-in application and winter break housing application as needed, and additional housing charges will be assessed accordingly.

Winter Break and Summer

WINTER BREAK
Ohio University apartment residents who wish to stay in their apartments over the winter break closure must submit a Winter Break Housing Application. The Winter Break Housing Application will open on October 1 and is required to reside on campus during the winter break closure. The deadline to apply for winter break housing is November 1.

To complete the application, students can visit their Housing Self-Service page, click on the ‘Contracts & Applications’ tab, and select Winter Break Housing Application. The cost for winter break housing is $30/night, $125/week or $400/month and will be charged directly to the student's account.

SUMMER
Apartments master leased through Ohio University are not available during the summer. Students currently residing in these spaces who need summer housing will be required to transition to the summer school residence hall on Saturday, May 2.

Ohio University apartment residents who require housing beyond the spring semester closure must submit a Summer Housing Contract. The Summer Housing Contract will open on February 1. To complete the application, students can visit their Housing Self-Service page, click on the ‘Contracts & Applications’ tab, and select Summer Housing Contract.

Touring River Park

Yes. River Park staff will be more than happy to schedule a tour. The River Park office is open Monday through Friday 9 a.m. to 5 p.m. and Saturday/Sunday 11 a.m. to 4 p.m. The River Park office can set up tours during those times.  If you’d like to set up a tour, contact them directly at 740.593.7783. River Park also offers a virtual tour experience.

Additionally, students will be able to take a tour of apartments at River Park during OHIO’s Open House on Sunday, March 1 from 4-6 p.m.
