Policies 

Tenant, tenant's family, agents and guests shall observe and comply with the University Student Code of Conduct and rules / regulations set forth in the lease agreement, as well as any other rules and regulations that the University may adopt.

Eligibility

Due to University Apartments popularity, there is always a waiting list for our Wolfe Street Apartment Complex. Applicants are placed on the waiting list according to the date the application is received.

Applicants must meet certain requirements to be considered eligible for University Apartments. Eligibility is given in the priority order that is listed below:

  1. Married or single parents with children
  2. Married couples with no children
  3. Graduate students or students 23 years of age or older
  4. Faculty or staff

Undergraduate students who are married or have a child must be enrolled and maintain full-time status. Graduate associates, teaching fellows and doctorial candidates must maintain 9 graduate hours or receive permission from the Residential Housing staff.

Occupancy Standards

Make sure the apartment you are considering is right for you. Ohio University enforces the following occupancy standards in the Wolfe Street Apartment Complex:

  • Efficiency apartment - 2 people
  • One-bedroom apartment - 2 people and 1 child age 3 & under
  • Bedroom / nursery apartment - 3 adults or 2 adults and 2 small children under the age of 5

Lease Length

Our lease year extends from July 1 to June 30; however students may apply for housing eight months prior to fall quarter or quarterly thereafter. Residents may also terminate a lease anytime during the calendar year upon completing their studies. A 30-day advanced written notification is required.

Once an apartment is offered, a security deposit equal to one month's rent is required to reserve the apartment. The security deposit is non-refundable due to cancellation.

Parking

Tenant may possess an automobile; provided a permit has been purchased through Parking Services and a valid hangtag is displayed on the rearview mirror. Automobiles may be parked in designated areas only. A 20 mph limit is enforced around the University property for the safety of children and students.

Lock Out Policy

Tenants who accidentally lock themselves out of their apartments should contact a staff member to key them in to their apartment. During office hours, tenants should go to the the South Green Office in 020 O'Bleness House. Outside of office hours, tenants should contact the manager on-call. Please be prepared to present identification to the staff.

Tenants will be provided with three (3) free lockouts per academic year between the hours 7:00 AM and Midnight. Any additional lockouts, or any lockouts between Midnight and 7:00 AM will be billed as follows:

Additional Lockout During Office Hours: $5.00 / lockout
Additional Lockout Outside of Office Hours: $10.00 / lockout
Any Lockout Between Midnight and 7:00 AM: $25.00 / lockout

Check Out

Tenants who graduate or leave Ohio University prior to the end of the lease year are permitted to terminate their lease with a 30-day advance notice to the office. You can click here and complete a Request to Vacate form, as well as to receive instructions on how to avoid additional charges by vacating properly.

Tenants must checkout with the staff when vacating their apartment. Failure to check out will result in a $25 charge. You will need to allow at least one-half hour for check out. If occupants check out of their apartment during a weekend, they must make advanced arrangements with the staff. Checkout times are scheduled between 8:00 a.m. and 7:00 p.m. only.

All appropriate keys issued to the Tenant when occupying the apartment must be returned at the time of check out. For security reasons, tenants who do not return all keys signed out to the apartment will be assessed a charge for a lock change.

Tenant must give his / her forwarding address to the office at the time of, or prior to check out in order for the security deposit to be refunded. Refunds will not be processed the same day as check out and will take up to 30 days to receive.
