Closure FAQ
What is the Wolfe Street Apartment Complex?
The Wolfe Street Apartment Complex is an apartment complex owned and operated by Ohio University and reserved for graduate students and families. The complex contains 52 apartments and currently houses 72 tenants, including students, spouses, and children.
What is the future of the Wolfe Street Apartment Complex?
The Wolfe Street Apartment Complex will permanently close on June 15, 2012
Why is the complex being closed?
The complex is being closed and razed for redevelopment and planned future construction in conjunction with the University’s Housing Master Plan – A comprehensive capital improvement plan focused on improving the residential experience on the Athens campus through renovation and new construction. The current Wolfe Street site will serve as a parking lot until further elements of the plan can be implemented.
More information on the Housing Master Plan can be found at http://www.ohio.edu/housing/masterplan/
What is being done for the current tenants?
Residential Housing has offered to assist tenants individually in finding future housing. All current leases were already set to expire on June 15, 2012 prior to the announcement that the complex would close.
Will the University experience a loss of revenue as a result of the permanent closure of the apartments?
Yes. However, this was accounted for in the long-term financial planning completed for the Housing Master Plan. Operational costs will also decrease as well as continued repair and care costs related to deferred maintenance and needed upgrades to the facility.
What will it cost to raze the complex and redevelop the site for future use?
It is estimated to cost roughly $700,000.
When will the demolition project be put out for bid?
The project is expected to go to bid in the late spring of 2012.
Is there any other demolition work planned in conjunction with the Housing Master Plan.
Yes, over the next ten years additional demolition of existing South Green residence halls is planned. However, the Wolfe Street Project is the only demolition scheduled to occur in the next 3 years.
More information on the tentative project phasing, including tentative demolition schedules, can be found in the Housing Master Plan Implementation Plan at: http://www.ohio.edu/housing/publicprivate/upload/ImplementationPlan.pdf
How will parking be addressed?
Parking replacement is being reviewed as part of the demolition project in conjunction with the Housing Master Plan. The Housing Master Plan takes a comprehensive approach, which includes the replacement and creation of parking areas near the new residential facilities.
Does the Housing Master Plan include any future apartments?
No. The current local rental market is saturated and offers a broad range of options and amenities within close proximity to campus.
What will happen to the fixtures and furniture from the complex?
Some fixtures and furniture will be kept and repurposed by the University. Any remaining materials will be sent to the Ohio University Surplus warehouse where they will be available to other university departments or for public auction.
