The Maintenance and Operations department is broken down to shops defined by function. These shop areas are listed below. Work requests for these areas can be initiated by contacting the Customer Service Desk at 740-593-2911 or online.
The Building Trades Department is comprised of Carpentry, Carpet and Tile, Paint, Environmental Services, and Sheet Metal Shops. Responsibilities include in-house renovations, maintenance of all interior and exterior surfaces, as well as structural and masonry repair. Emergency services after normal business hours, weekends and holidays are provided for all building systems for the entire campus.
The Ohio University PM Shop is responsible for over 10,000 pieces of rotating equipment. The shop lubricates, checks, and changes filters and v-belts on air handlers located in the campus buildings. There are over 1200 v-belts, 88 emergency generators, and exhaust fans and pump motors which the shop takes care of.
The PM shop changes over 4,800 filters per year in the 100+ buildings that they service.
The Paint Shop plasters, paints, and refinishes furniture and office equipment. Plastering is fast becoming a lost art, but the Paint Shop is responsible for all plastering and plaster repair at Ohio University.
The Plumbing Shop at Facilities Management of Ohio University is responsible for the maintenance and repair of the various plumbing related systems with the academic and general fund buildings.
At the request of various departments we will assist with the installation of plumbing related departmental equipment at the department's expense.
Some of the specific duties are: the maintenance, repair, or replacement of restroom fixtures and trim; maintenance, modifications, or repairs to the various domestic hot and cold water systems, the sanitary waste and vent systems, the chemical waste systems of the laboratories, air and natural gas piping, steam and condensate piping, and hydronic heating piping systems of the buildings. We also maintain the underground domestic cold water lines, natural gas lines, and many of the underground storm and sanitary sewer lines which connect the university buildings to the public utility systems.
The Carpet & Tile shop is responsible for ceiling tile, window treatments, carpet installations & repairs, sheet vinyl, UCT tile, ceramic & mosaic tile.
The Sheet Metal Shop is responsible for maintaining building roofs, which includes all metal work, shingles, tiles, slate, rubber and EPDM roofs. We are also responsible for the installation and maintenance of gutters and down spouts on all buildings.
The sheet metal shop also fabricates and installs sheet metal duct work. These craftsmen also fabricate steel, stainless steel, aluminum, brass and copper items in the maintenance of University Facilities and departmental equipment.
The Electric Shop is responsible for the high voltage distribution and electrical systems of Ohio University, including transformers, motor control centers, etc. The Electric Shop works with voltages of 12,470 volt, 2400 volt, 480/277 and 208/120 volt. We are responsible for the day to day maintenance of interior and exterior lights, receptacles, switches, etc. We also provide electrical installation per departmental requisitions and provide temporary power for special events and contractors.
Additionally, we troubleshoot electrical supply and/or controls of air handling units, air conditioning, heat systems, and pumps. Basically if it has wires running to it, we work on it!
The Life Safety Shop's responsibilities include the maintenance and repair of all fire extinguishers, fire alarm and fire reporting systems, and fire suppression systems.
The Life Safety Shop conducts monthly fire extinguisher inspections and maintains the database containing the inspection results. The shop also assists with all other inspections of systems and devices as required by code.
- Environmental Services Shop
The Environmental Services Shop is responsible for installing all types of insulation and performing asbestos abatement, which makes up most of the work done by our shop. Facilities Management must have a Maintenance and Operations program for asbestos and to help Ohio University stay in compliance with Federal and State regulations. We work closely with Environmental Health and Safety and many other shops on campus to keep Facilities in compliance.
We must follow OSHA, EPA and ODH regulations which helps make this a safe and comfortable place to work.
The Control Shop is responsible for the installation, maintenance, calibration and repair of the following: new building controls, DDC controls, night set-back systems, time clocks, pressure switches, auto vane controls for starting big fans, running of copper and plastic air lines, air compressors, auto valves (steam, hot water, chilled water, cooling tower, 3-way mixing, 2-way throttling), auto controls (thermostats, master, submaster, refrigeration, humidifier, summer and winter changeover, damper, mixed air, hot deck, cold deck, mixing boxes on a dual-duct system and cumulators). We are responsible for maintenance, replacement, calibration and the proper operation of the controls in all General Fund buildings and we assist the green shops when problems occur with controls in their areas.
The A/C Shop is responsible for all equipment which involves either cooling (for air conditioning) or refrigeration (for ice making or coolers/freezers in dining halls & departmental equipment). The shop maintains building central cooling equipment such as chillers (absorption, centrifical, direct expansion, and screw), window unit air conditioners, outside condensor units, and cooling towers. Departmental equipment can also be repaired by the shop (growth chambers, dining hall coolers/freezers, milk shake machines, etc).
Plant Operations is made up of the functions of the following shops in the "Utility Area" of the Operations, Maintenance & Energy Department
The Heating Plant operates three coal fired and one gas fired boiler that produces steam to operate four 150 GPM hot water heaters and steam for heating and cooling the campus buildings. This includes operating a baghouse with a Sorbent Injection system used to reduce air pollution.
We test and chemically treat chiller units, and heating systems throughout the campus area. The Heating Plant also produces domestic hot water for the campus buildings. We maintain four 125,000 gallon Zeolite water softeners and two Dealkalizers to treat boiler makeup water.
The primary responsibility of the Tunnel Maintenance Shop is to maintain the campus utility tunnels. There are almost five miles of tunnels including walk through, and direct burial as well as some piping systems located in ceilings of parking garages. The tunnels provide a means of supplying steam and domestic hot water to approximately 90% of campus as well as electrical, phone and data service to almost all of the Athens campus buildings.
The Tunnel Shop performs almost all of the welding for Facilities Management shops, project work on campus and departments on campus as well. A machine shop is also located in the Tunnel Maintenance Shop.
Facilities instituted a focused strategy of systematic building maintenance by creating zone teams for the entire main campus. Zones exist along geographic boundaries with each zone responsible for a specified area of campus. Currently these individuals are distributed in three geographic zones – Central, South/East and West-Satellite. Crews are dispatched daily from their central Facilities compound and from each zone on campus in response to work orders.
The workload is primarily preventative maintenance and small-effort maintenance and repair. Minimal shop stock is maintained at each location. Technicians are usually assigned to fixed zones to encourage familiarization between employees and customers, and employees and buildings. They emphasize fast response, good customer support, and high levels of work accomplishment.
Zone Maintenance is involved with virtually all tasks that are performed within the buildings.
PRIMARY: Generally, all routine preventive maintenance tasks that can beaccomplished by one individual will be performed by the ZMS. Examples of the primary tasks are:
- Check rotating and mechanical rooms daily (Pumps, Fans, Drives, Air Handlers, etc.)
- Lubricate pumps and equipment.
- Inspect outside of building window well gratings, sidewalks, and steps.
- Check/replace belts.
SECONDARY: Whenever possible, allowing for time, monetary and skill constraints, the ZMS may perform non-routine maintenance.
- Check on temperature problems, repair/adjust stats in room.
- Replace burned out fluorescent/incandescent lamps.
- Replace burned out ballasts.
- Replace broken switches, receptacles, wall plates, etc.
- Repair leaking faucets, flushometers, etc.
- Report or fix any problems with doors, carpets, flooring, or any other building problems.
- Do repair work on equipment, work orders generated by inspections.
- Check/repair door stops/hinges/closures/locks, etc…
- Repair/reattach moldings, chair rails, etc…
- Wall surface patching and minor touch-up painting.
- Ceiling tile replacement.
- Repair/reattach restroom partitions.
- Monitor and repair classroom seating.
MISCELLANEOUS REQUESTS: There may be requests for assistance by building occupants or other non-routine needs on occasion. The ZMS will assist whenever possible and work requested, outside of normal maintenance work, will be charged to the requesting department(s). Consultation with the Zone Maintenance Manager on the appropriateness and cost of this work may be required.
- Hang pictures/shelves.
- Move/assemble furniture/departmental equipment.
- Assist with installation of departmental equipment.
- Moving of departmental materials.
- Special event assistance.
If the work requested is more involved than a simple repair, the Zone Shop manager will direct the request/order to the appropriate craft shop for their attention.
